Certified Attic Mold Removal
for Chelsea Attic Spaces

Two root causes account for most Chelsea attic sheathing mold: improperly terminated exhaust fans and blocked/insufficient soffit-to-ridge ventilation. Both create the same condition — warm moist air in the attic unable to exit, condensing on cold sheathing surfaces. We find which one (or both) is present in your Chelsea, MA attic before proposing any treatment scope.

Sapstain is a common cause of unnecessary attic remediation in Chelsea, MA. We confirm whether staining is active mold or pre-existing sapstain before recommending any treatment — if it's sapstain, we'll tell you and save you the remediation cost.

IICRC guidelines permit in-place treatment of surface mold on structurally sound sheathing — defined as material where structural integrity is maintained (MC below threshold when dry, no physical delamination, no loss of rigidity from fungal digestion). Treatment consists of HEPA vacuuming to remove loose spore material, EPA-registered fungicide application, and penetrating borate for ongoing inhibition. Sections with structural delamination or through-penetration require replacement, assessed individually. Full sheathing replacement across the entire attic is rarely warranted and should require clear justification based on section-by-section structural assessment.

Our initial attic assessment traces every exhaust fan duct from its housing to its termination. Improperly terminated fans are identified and rerouting is specified in the remediation scope. You'll know definitively after our assessment whether fan termination is contributing to your Chelsea attic mold problem.

Our products are applied only to structural wood (sheathing, rafters) — not to the roofing material itself. We can provide SDS sheets for all products applied so you can verify with your roofing manufacturer. Most manufacturers have no restrictions on attic wood treatment by qualified contractors.
